The proposed final plat <br />contains Lot 1, Block 1, MTO Properties Addition. <br />Parcel IF <br />ir Acres <br />Purpose <br />Lot 1, Block 1 <br />1.02 <br />Commercial Building <br />Streets and Alleys <br />No new streets are required for the commercial development. Driveway ingress/egress will be <br />from Blue Heron Drive, a local road. CSAH 49 (Hodgson Rd) is an A -Minor Expander road. <br />Both roads are capable of handling traffic from the commercial office building. <br />An existing 10 ft wide Roadway and Utility Easement is recorded over the northeast portion of <br />the lot. This area is now being dedicated on the final plat. No additional street right-of-way is <br />required. <br />Easements <br />Standard drainage and utility easements at least 10 feet wide have been provided along the lot <br />lines. <br />A minimum 10 ft wide drainage and utility easement is required above the delineated wetland. <br />It does not appear the northwest corner of the wetland is covered by a full 10 ft and this shall be <br />revised. <br />A drainage and utility easement is required over the stormwater pond facilities. <br />
