5 <br /> <br />The water quality treatment for the proposed conditions will not be affected by the slight <br />variations from the overall plan for NorthPointe. <br /> <br />Stormwater Pollution Prevention <br /> <br />The Stormwater Pollution Prevention Plan (SWPPP) notes the locations of several Best <br />Management Practices (BMPs) that will be installed to minimize erosion and sediment <br />leaving the site. <br /> <br />These BMPs include a rock construction entrance, silt fence (including redundant silt <br />fence in the proximity of the wetland to the south), inlet protections, riprap for energy <br />dissipation at pipe outfalls, and a concrete washout area. <br /> <br />Being that this site is within one mile of an impaired water, Clearwater Creek, <br />stabilization of exposed soil areas must be initiated immediately after construction <br />activity ceases and be completed within 7 days after the construction activity in that area <br />permanently ceases. This is noted in the applicant’s SWPPP. <br /> <br />Flood Plain <br /> <br />Site does fall within the flood management zone. The Federal Emergency Management <br />Agency (FEMA) issued a Letter of Map Revision (LOMR) in 2016 in relation to the <br />entire NorthPointe development. A LOMR is a letter from FEMA that officially revises <br />the current flood maps to show changes to floodplains, regulatory floodways, or flood <br />elevations. The revised flood elevations may impact building design and determine how <br />the City floodplain ordinance should be applied. <br /> <br />The LOMR effectively reduces the size of the floodplain to account for water <br />management in stormwater ponds, stormwater conveyances, and wetlands. <br /> <br />The Engineering Department will be reviewing any floodplain-related implications for <br />the proposed plan. <br /> <br />Shoreland District <br /> <br />Site does not fall within Shoreland District. <br /> <br />Greenway System <br /> <br />Greenway system improvements were added in the vicinity of this site during the <br />construction of earlier NorthPointe additions. The site, both in current conditions and <br />under the proposed conditions for this project, is an example of a multi-functional <br />greenway corridor. There is land provided for park, trails, wetlands and native vegetative <br />buffers, stormwater management features, and open space. <br /> <br />There are no additional Greenway-related concerns for this site.
