6 <br /> <br />Wetlands <br /> <br />Per the Wetland Delineation Report, a 0.085 acre wetland area was delineated within the <br />project boundary at the south end of the parcel. This area was classified as shallow <br />marsh and wet meadow, with reed canary grass, lake sedge, woolgrass, and arrowleaf <br />tearthumb present. <br /> <br />No impacts to this wetland are proposed. <br /> <br />This wetland is currently noted as being part of the Wetland Management Corridor <br />(WMC), so a vegetated buffer with an average width of 50 ft. and a minimum width of 25 <br />ft. will be required per Rice Creek Watershed District (RCWD) rules. <br /> <br />The applicant has requested that RCWD reevaluate the status of this wetland, proposing <br />that it should not be included in WMC due to the fact the area in the original buffer does <br />not drain to this wetland and thus would not provide additional wetland protection. The <br />applicant also notes that this wetland is not connected to the larger WMC wetland. If the <br />wetland is withdrawn from the WMC, the City standard 10 foot vegetated buffer would <br />suffice, which would provide more green space to be used by the residents for gardening. <br />See attached wetland buffer exhibit. <br /> <br />If RCWD determines that the wetland should remain as part of WMC with the same <br />buffer dimensions required, there is the possibility that buffer area could be added to the <br />west to accommodate the parking lot as designed without impacting the total buffer area. <br /> <br />Rice Creek Watershed District will be reviewing this and issuing a decision at a later <br />date. <br /> <br />Alternative Urban Areawide Review (AUAR) Considerations <br /> <br />The site is within the AUAR environmental review boundary. The project is consistent <br />with Land Use Scenario 1 for medium density residential development. <br /> <br />A noise study will be required for this project. <br /> <br />No further environmental review is required. <br /> <br />Drinking Water Protection <br /> <br />The site is in the Drinking Water Supply Management Area (DWSMA) and is highly <br />vulnerable. Aquifer vulnerability assessments determine which potential contaminant <br />sources must be managed in DWSMAs. In highly vulnerable areas, all land uses and <br />potential contaminant sources, including wells and tanks must be managed. This site will <br />be connected to City water and sewer. Infiltration potential is limited or prohibited in <br />highly vulnerable areas in the DWSMA. The proposed ponds are wet sedimentation <br />ponds.
