10 <br /> <br />The foundation plantings required for the east side: <br />Required: 6 large trees 19 large shrubs <br />Provided: 2 large tree equivalents and 14 large shrubs equivalents <br /> <br />4 large trees and 5 large shrubs should be planted east of the retaining wall along the <br />northeast section of building that runs parallel with the lot line. <br /> <br />The foundation landscape requirements have not been met for the east building face. <br /> <br />Sod and Ground Cover Standards <br /> <br />All areas not otherwise improved in accordance with the approved site plans shall have a <br />minimum depth of 4 inches of topsoil and be sodded including boulevard areas. Seed <br />may be provided in lieu of sod in certain cases, including when the area is adjacent to <br />natural areas or wetlands. <br /> <br />The plan indicates sod in the common area in the center of the building, along the east <br />and west building faces, and along the south edge of the parking lot and access road. <br /> <br />Mn DOT seed mix 34-271, wet meadow, is indicated for the disturbed areas near the two <br />stormwater ponds, and east of the retaining wall that runs along the east building face. <br /> <br />Mn DOT seed mix 35-241, mesic prairie, is indicated for the disturbed area south of pond <br />300, and disturbed area near the wetland in the south of the parcel. <br /> <br />Due to the area east of the retaining wall being higher in elevation, on sandy soil, and <br />being quite exposed, a dry prairie mix should be better suited than the wet meadow mix <br />proposed. <br /> <br />Outdoor Lighting <br /> <br />Per Section 1007.043(6)(d), no light source shall exceed 1.0 foot candle onto right of way <br />or 0.4 foot candle onto adjacent property. The site photometric plan shows 5 light poles <br />in the parking lot that are 25 ft. tall with downlit and cutoff light fixtures. <br /> <br />The foot-candle measurements, light poles and fixtures meet ordinance requirements. <br /> <br />Noise <br /> <br />The 2020 AUAR Mitigation Plan states: <br /> <br />• Require project proposers to follow all appropriate guidelines and policies related <br />to traffic noise and noise walls. <br />
