2 <br /> <br />ANALYSIS <br /> <br />History <br /> <br />In October 2006, a concept plan for Robinson Lakes was reviewed at a Council Work <br />Session. The concept plan included 680 acres of Robinson property located both north <br />and south of Main Street. The plan included a residential mix of single family, multi- <br />family and active adult multi-family homes. Lakes, open space and greenway system <br />with parks and trails were incorporated throughout the development. Unfortunately, due <br />to the onset of housing recession, this project never moved forward. <br /> <br />EXISTING CONDITIONS <br /> <br />The predominant existing land use is agricultural related to Robinson Sod Farm. Public <br />ditch ACD 10-22-32 and private ditches drain the site south. Wetlands appear in the <br />National Wetland Inventory along the ditch corridors and the east perimeter of the site. <br /> <br />Land Cover <br /> <br />Pre-settlement land cover (Marschner) was wet prairie. Wet prairie is typically <br />dominated by grasses, with some sedges present and less forbs than in mesic prairie. In <br />the absence of fire, wet prairie will have higher concentrations of trees and shrubs. <br /> <br />Minnesota Land Cover Classification System (MLCCS) data indicates mostly sod on <br />hydric soils and short grasses with 11-25%, 26-50%, and 51-75% impervious cover. <br /> <br />There are some trees (aspens, boxelders, etc.) on the west, south, and southeast <br />perimeters along the public ditch system. <br /> <br />Soils <br /> <br />Soil types according to the Natural Resources Conservation Service Soil Survey <br />Geographic Database include: Rifle mucky peat, Markey muck, Lino loamy fine sand, <br />Isanti fine sandy loam, and Zimmerman fine sand. The majority of the site is hydric <br />soils. <br /> <br />Shoreland District <br /> <br />Site does not fall within Shoreland District. <br /> <br />Alternative Urban Areawide Review (AUAR) Considerations <br /> <br />The site is not within the AUAR environmental review boundary. <br /> <br /> <br />
