5 <br /> <br />Stormwater Management <br /> <br />There are 26 acres of ponds noted in the concept plan. Existing ditches and wetlands on <br />the parcels are currently managing stormwater. <br /> <br />Native vegetation buffers should be included around all ponds. <br /> <br />Greenway System and Trails <br /> <br />The proposed project site is noted in the 2040 Comprehensive Plan as being part of the <br />Greenway System Plan, with Natural Resource Enhancement Area noted specifically. <br />This site provides opportunity for the creation of a multi-functional greenway corridor <br />that incorporates many attributes into one comprehensive design, including: <br /> <br />• Interconnected trail system and parks <br />• Protected open space and natural areas <br />• Wetlands, including Wetland Management Corridor and buffers <br />• Major and minor drainage routes and other elements of the local surface water <br />management system (including stormwater ponds) <br />• Floodplain management <br /> <br />Per the 2040 Parks, Greenways and Trails System Plan, local and regional trails are <br />proposed along both the north and south side of CSAH 14 (Main Street). Additional <br />trails or sidewalks shall be included to Main Street to provide connectivity to the <br />development. <br /> <br />A proposed on-street bike route is shown along CSAH 53 (Sunset Avenue). <br /> <br />Pedestrian connection and trails to Sunset Avenue are provided at the street and <br />northwest corner of the site. <br /> <br />The existing trail in Century Farm North near 7836 Century Trail shall extend to the east <br />into the development. <br /> <br />A trail to Robinson Drive currently exists between proposed Lots 30-31. This will <br />provide connectivity to the park land in Century Farm North. <br /> <br />Wetlands <br /> <br />There are wetlands indicated on the proposed project site. A wetland delineation will be <br />required. Any wetland impacts related to the project will be mitigated for per Rice Creek <br />Watershed District rules. <br /> <br />The large wetland complex east of this project does extend onto the proposed project <br />parcels, and is part of the Wetland Management Corridor.
