4 <br /> <br />• fish and wildlife resources, including habitat and vegetation near the site; impacts; <br />and mitigation of impacts <br />• MN DNR Natural Heritage Information System request (the comprehensive <br />database of rare features), mitigation measures for plants and animals identified <br />• contamination/hazardous material/waste management <br />• air, noise, transportation (traffic) concerns <br /> <br />Rezoning <br /> <br />The property is currently zoned R, Rural. The property would need to be rezoned to <br />PUD, Planned Unit Development in order to allow for a variety of lot widths and housing <br />types. <br /> <br />The intent of Planned Unit Development is to provide for the grouping of lots or <br />buildings for development as an integrated, coordinated unit as opposed to traditional <br />parcel by parcel, piecemeal, or sporadic approach to development. It is intended to <br />introduce flexibility of site design and architecture for the conservation of land and open <br />space through clustering of lots, buildings and activities, which promote the goals <br />outlined in the Comprehensive Plan or serve another public purpose. <br /> <br />The applicant would need to provide additional public benefit in order to be considered <br />for PUD zoning. Examples could be open space, enhanced greenway corridor, wetland <br />restoration, additional wetland buffers, higher architectural & building standards etc. <br /> <br />Flood Plain <br /> <br />A large portion of the site does fall within the flood management zone. Floodplain <br />management shall be incorporated into the overall site design. <br /> <br />A Base Flood Elevation is required to be determined, using detailed methods acceptable <br />by the Federal Emergency Management Agency (FEMA). <br /> <br />A FEMA Conditional Letter of Map Revision (CLOMR) and Letter of Map Revision <br />(LOMR) are required for this site. <br /> <br />Rare, Unique, or Significant Resources <br /> <br />A Natural Heritage Information System request must be submitted to the MN DNR to <br />identify any rare, threatened, endangered, or special concern species that have been <br />documented within one mile of this site. Any species identified as a result of this <br />information request may indicate additional steps required. This will be addressed in the <br />Environmental Assessment Worksheet. <br /> <br /> <br /> <br />
