CONCEPT PLAN SUBMITTAL December 13, 2021 <br />ROBINSON PROPERTY Page 4 of 13 <br /> <br /> <br />Existing Site Description <br /> <br />The development site is currently in use as part of the Robinson Landscaping, Inc. sod farm <br />agricultural use. The property also includes a residence and buildings used for operation of the sod <br />farm. The site topography is very flat with multiple ditches to provide drainage and an irrigation <br />source. <br /> <br />The property is bound by Main Street (CSAH 14) to the north and Sunset Ave (CR 53) to the west. <br />We have been working with the Anoka County Highway Department regarding their right of way <br />needs for each roadway and to request preliminary feedback on potential roadway access points. The <br />County has indicated roadway access will be made available to the property, and provided a general <br />guideline for locating new access points as depicted on the Concept Plan. Additionally, the County <br />has requested 75-feet of Right of Way dedication from the centerline of Main Street and 60-feet of <br />Right of Way dedication from the centerline of Sunset Avenue; both requests are depicted on the <br />Concept Plan. <br /> <br />Other roadway access points have been provided to the property through the Century Farm <br />development to the south at Cardinal Way, Robinson Drive, and Century Trail. Additionally, a <br />pedestrian trail has been stubbed to the property from Century Farm Addition to the south, just west of <br />the Cardinal Way street connection. <br /> <br />Adequate public water and sanitary sewer is available to the property from Century Farm development <br />to the south at Cardinal Way, Robinson Drive, and Century Trail. <br /> <br />The development site has been historically used for agriculture and currently has no significant tree <br />removal required to construct the development. <br /> <br />Braun Intertec performed a Geotechnical Evaluation Report, dated November 29, 2021, on the site. <br />The results are summarized below, with peat levels ranging from 0.5-feet to 8-feet in depth and water <br />levels ranging from 4-feet to 9-feet in depth. <br /> <br />
