CONCEPT PLAN SUBMITTAL December 13, 2021 <br />ROBINSON PROPERTY Page 5 of 13 <br /> <br /> <br />Land use and Zoning Designations <br /> <br />The development property is guided for several different land uses within the City’s 2040 <br />Comprehensive Plan including: <br />• Low Density Residential <br />• Medium Density Residential <br />• High Density Residential <br />• Planned Residential/Commercial. <br /> <br />Land uses for properties adjacent to the site are guided with consistent uses: <br />• To West: City limits with Blaine (Lino Lakes land use N/A) <br />• To North: Includes a similar combination of all 4 land uses on the development site <br />• To East: High density residential and low density residential <br />• To South: Medium density residential and low density residential. <br /> <br />The development site is currently zoned entirely as R - Rural. The requested zoning for the site will <br />establish a PUD zoning for the entire development site, compatible and consistent with the City’s <br />goals and objectives for the property. <br /> <br />The zoning for the properties abutting the site include: <br />• To West: City limits with Blaine (Lino Lakes zoning N/A) <br />• To North: R - Rural <br />• To East: R - Rural <br />• To South: PUD (mixed residential neighborhood) <br /> <br /> <br />DEVELOPMENT FEEDBACK REQUEST <br /> <br />The applicant proposes to provide the City of Lino Lakes with a residential development that includes <br />a variety of housing options catering to all spectrums of consumers from millennials to empty nesters <br />to satisfy the market demand. These housing styles will be grouped together within clusters or pods as <br />follows: <br /> <br />• 50-feet wide single-family lots <br />• 55-feet wide single-family lots <br />• 65-feet wide single-family lots <br />• Row style townhomes <br />• Back-to-back style townhomes <br />• Structured multi-family housing <br /> <br />The development will create substantial ponding and lake areas that will be an amenity to the various <br />housing types proposed within the project. The main County ditch system will be preserved and <br />protected while the newly created ponding and lakes will provide for stormwater management goals <br />and infrastructure improvements to the adjacent offsite roadway. <br />
