Trees that were noted in the Preservation Plan as being saved that did not <br />receive existing tree credit include prohibited species (ash, Blue spruce, cottonwood) and <br />two dead trees. <br />The additional 38 large trees or large tree equivalents are in the common area, near the <br />north stormwater pond, and on the west perimeter of the site. <br />While 166 large shrub or large shrub equivalents were planted site -wide, they are not all <br />applicable by placement. The 115 large shrubs or large shrub equivalents in the common <br />area in the center of the building all count towards open space standards (sheet L2), as do <br />the shrubs in the accent sign planting. <br />The plants in foundation landscape zone and vehicular hardscape area do not count <br />towards open space standards (sheet L3). The rest of the shrubs planted are in these two <br />areas. <br />Note that from the planting schedule, 14 plants were categorized as large shrubs, 176 as <br />medium shrubs, and 105 as small shrubs. Swapping some of the smaller plants for larger <br />varieties would save considerably on planting quantities. <br />Open areas landscape standards have not been met. 50 additional shrubs will be needed <br />in open space areas. <br />Buffer and Screen Standards <br />The purpose of this requirement is to separate and buffer different land use types, screen <br />roads and parking, and screen utility and loading areas. Continuous, year-round planting <br />screens require, at the minimum, a double row of plants with triangulated spacing. <br />Buffer and/or screen will be required along the east lot line. The retaining wall will <br />satisfy part of the requirements. Planting an additional 4 trees and 5 large shrubs will <br />satisfy the requirements. Note that these plants will also satisfy the foundation landscape <br />requirements for the northeast building face. <br />Buffers and screens as planned do not meet the requirements. <br />Canopy Cover <br />The purpose of this requirement is to mitigate the effects of vehicular hardscape by <br />establishing tree canopy cover to intercept rainfall, protect pavement from sun <br />deterioration, reduce the heat island effect, and improve aesthetics. Canopy cover <br />standards call for a minimum of 40% canopy coverage. <br />Vehicular hardscape planned: <br />37,779 sq. ft. <br />Canopy cover requirement: <br />15,112 sq. ft. <br />Canopy cover provided: <br />15,425 sq. ft. <br />11 <br />
