Proposed Project <br />Per the Applicant's Project Description, the improvements will consist of a 3 story 72 <br />unit building, constructed over a one story at -grade parking garage (with 1:1 stalls per <br />unit), totaling a 4 story building. The project will be constructed out of wood framing <br />with the use of varying pitched roofs to give architectural appeal to the area. The use of <br />varying styles of stone/brick help the building meet the 33% material requirements, while <br />giving an aesthetic feel to the fagade. Varying siding and decorative elements make up <br />the rest of the building design. Multiple amenity spaces are incorporated within the <br />building enhancing the overall experience for the residents of this project. Featured <br />amenities will include: On -site Management Office, Community Room, Fitness Center, <br />Mail and Package Lockers, Woodshop, Game Room and Salon. A variety of floor plans <br />will include One Bedroom, One Bedroom + Den, Two Bedroom and Two Bedroom + <br />Den options for residents to select. <br />A tentative 15 month construction schedule is May/June 2022 start and August 2023 <br />completion and occupancy. <br />Existing Site Conditions <br />Per the December 10, 2021 Stormwater Management Plan, the 4.5 acre site is bounded on <br />the north by wetland, on the east by Interstate 35E, on the south by agricultural property, <br />and on the west by Chestnut Street. The site was previously partially graded as part of <br />the overall mass grading for the Northpointe master plan of development. As part of the <br />master plan of development, two wet sedimentation basins were constructed on or <br />adjacent to the site to provide rate control and water quality treatment for the proposed <br />site. <br />The NorthPointe residential development consists of 216 single family detached homes. <br />Zoning and Land Use <br />In 2014, the City Council adopted Ordinance No. 02-14 rezoning the entire NorthPointe <br />development including this outlot from R, Rural to PUD, Planned Unit Development. <br />Current Zoning <br />PUD, Planned Unit Development <br />Current Land Use <br />Vacant Residential <br />Future Land Use per CP <br />Medium Density Residential <br />Utility Staging Area <br />1A=2018-2025 <br />Density <br />Density calculations are based on the entire NorthPointe residential development.
