The legal ownership entity will be <br />Lino Lakes 72, LLC and development named NorthPointe Garden Estates. Housing demand for this project was <br />confirmed by a third party housing study completed in October 2021, indicating 84 units of senior housing <br />demand for the site location. INH has over 41 years' experience in multi -family housing, and the firm is an <br />Accredited Management Organization (AMO) and the principals are all Certified Property Managers (CPM). <br />INH currently manages over 7,000 units throughout Minnesota. The ownership intends to hold this project as <br />a longterm investment. <br />The improvements will consist of a 3 story 72 unit building, constructed over a one story at -grade parking <br />garage (with 1:1 stalls per unit), totaling a 4 story building. The project will be constructed out of wood <br />framing with the use of varying pitched roofs to give architectural appeal to the area. The use of varying styles <br />of stone/brick help the building meet the 33% material requirements, while giving an aesthetic feel to the <br />fagade. Varying siding and decorative elements make up the rest of the building design. Multiple amenity <br />spaces are incorporated within the building enhancing the overall experience for the residents of this project. <br />Featured amenities will include: On -site Management Office, Community Room, Fitness Center, Mail and <br />Package Lockers, Woodshop, Game Room and Salon. A variety of floor plans will include One Bedroom, One <br />Bedroom + Den, Two Bedroom and Two Bedroom + Den options for residents to select. <br />The development team has engaged Cole Group Architects and Carlson McCain for design and engineering. <br />Request for Proposals from General Contractors will be made in December and a contractor awarded by <br />February 2022, with the intent to commence construction by May/June 2022.
