9. A licensed septic designer shall locate a primary and alternate site for private <br />septic systems on each lot with consideration of wetland buffers, soil types and <br />limitations, topography and shoreland district. This information shall be provided <br />with each single family home building permit application. <br />10. No structures, stormwater facilities and private septic systems shall be located <br />within the 150ft OHWL setback, 40ft CSAH 54 setback or loft side yard building <br />setbacks. <br />a. One (1) water -oriented accessory structure may be setback 75 feet from <br />the OHWL and outside the wetland buffer. <br />11. No structures and septic systems shall be located in the wetland buffers. <br />12. The City's review and comments on the ghost plat do not grant any rights to <br />develop the property as depicted on the ghost plat. <br />The following items shall be addressed prior to Council approval: <br />1. All comments from WSB City Engineer memo dated January 5, 2022. <br />2. All comments from Environmental Coordinator memo dated January 5, 2022. <br />3. The applicant shall draft the Declaration for Maintenance of Stormwater Facilities <br />with exhibits. <br />4. The Access Easement Agreement exhibits shall be included in the document. <br />5. Title Commitment: <br />a. The effective date shall be updated. <br />b. Item 15(a) in Schedule B-Part II indicates a gap exists between the road <br />right-of-way and the property line. <br />Recorded copies of the following documents are required prior to issuance of any <br />building permits: <br />1. Final Plat <br />2. Development Agreement <br />3. Declaration for Maintenance of Stormwater Facilities <br />4. Access Easement Agreement <br />5. Permanent Trail and Sidewalk Easement <br />6. Partial Release of Easement <br />7. Wetland Buffer Declaration <br />ATTACHMENTS <br />1. WSB City Engineer Memo dated January 5, 2022 <br />2.
