These comments are based on the preliminary plat documents and the following final <br />plan sets and plat documents: <br />• Lake Amelia Woods Preliminary Plat plan set prepared by Acre Land Surveying, dated <br />December 8, 2021, received December 13, 2021 <br />• Lake Amelia Woods Preliminary Plat plan set prepared by Acre Land Surveying, , <br />received December 13, 2021 <br />• Preliminary Plans for the Lake Amelia Woods prepared by Civil Methods, Inc., dated <br />December 3, 2021, received December 13, 2021 <br />• Lake Amelia Woods Stormwater Management Plan prepared by Civil Methods, Inc., <br />dated June 18, 2020, received August 9, 2021 <br />• Report of Geotechnical Explorations for Lake Amelia Patricia's Woods Senior Housing <br />Development prepared by Independent Testing Technologies, Inc., dated October 12, <br />2016, received August 9, 2021. <br />Applicant to respond to these comments in writing. Any changes to the plans that are not <br />associated with these comments shall be identified by either a summary in the response or in the <br />plans with a revision cloud or note. <br />Civil Methods, Inc. responses to the September 1, 2021, memo shown in blue. <br />WSB 10/6/2021 responses and comments are shown in red. <br />Civil Methods, Inc. responses to the October 6, 2021, memo shown in green. <br />WSB 1/5/2022 responses and comments are shown in <br />Engineering <br />• General <br />The Lake Amelia Woods preliminary plat proposes to create four 10-acre parcels for single <br />family homes along 201" Avenue (CSAH 54) in place of two existing parcels: 6149 201" Ave <br />and the parcel immediately to the north (PID 35-31-22-13-0004). All of the proposed parcels <br />will be accessed from 20th Avenue (CSAH 54) and abut Amelia Lake. The lots are within the <br />Shoreland Overlay District of Amelia Lake. The existing lots have a total area of 1,779,327 <br />square feet (40.85 acres). <br />
