Outlot C of the revised plans accommodates a 25 foot wide trail corridor as required in the <br />original review comments. <br />Plans have been revised to show a future 10 foot wide trail along CSAH 14 (Main Street). The <br />timing of this trail construction is based on availability of funds and acquisition of additional <br />right-of-way along those parcels not part of the plat (e.g. 625 and 635 Main Street). The <br />section of sidewalk extending along Street A (Glenwood Drive) from Main Street to Street B <br />(Basswood Lane) has been revised to an 8 foot wide concrete sidewalk. <br />Credit has been given for trail construction costs. <br />The Park Board reviewed the plans on February 5, 2018. The Board recommends collecting <br />park fees to potentially fund enhancements at Lino Lakes Elementary School. <br />Tree Preservation <br />The goal of tree preservation is to minimize unnecessary loss of habitat, biodiversity and forest <br />resource and to replace removed trees in areas where tree cover is most critical. The revised <br />Tree Inventory Report prepared by Carlson McCain dated June 15, 20 19 December 13, 2021 <br />identifies 1,151 significant trees on site and per Sheet L1, 44-5 921 existing trees will remain. <br />The difference is because the previous plan did include trees counts on Outlot A. The Tree <br />Preservation Plan identifies the basic use area and environmentally sensitive areas. There are <br />2-" 216 trees within these areas proposed for removal. This requires 4-3-9 150 replacement <br />trees for mitigation. The developer and Environmental Coordinator determined the best <br />location for replacement trees along trail corridors and open space areas. <br />The Environmental Coordinator also reviewed the Tree Preservation Plan and made <br />suggestions for removal of hazardous or unhealthy trees. There are 14 non -significant trees <br />proposed for removal. No mitigation is required for these trees. <br />Landscaping <br />The revised Site Landscape Plan, Sheets L1-L3, prepared by Carlson McCain dated 12/03/20 <br />(revision date shall be included) details the following information. The Environmental <br />Coordinator reviewed the revised plans and notes required revisions in the attached memo <br />dated January 14, 2022. Most noteworthy is the need to add 59 more trees along the west <br />perimeter near the open space areas. <br />Boulevard trees are required at the rate of one (1) tree per lot frontage for single family. There <br />are 61 single family lots requiring 66 68 boulevard trees. There are 84 81 boulevard trees <br />proposed which is compliant with the ordinance. <br />Open area landscaping standards required 1 large tree and 3 large shrubs per 2,000 sf. Per the <br />Landscape Plan, there is 432,506 496,494 sf of open area requiring 246 250 overstory trees and <br />66 - 750 large shrubs. Sheet L1 indicates 44-5. 921 existing trees plus an additional 2-4-6 241 open <br />area trees and 664- 750 shrubs which is compliant with the ordinance. However, special <br />attention hans h-teten- ma to create a landscape buffer along the northwest side of the <br />development abutting the residential properties along Wood Duck Trail is required as part of <br />
