Draft Urban Transition District <br />RURAL DISTRICTS <br />§ 1007.082 UT, URBAN TRANSITION DISTRICT. <br />(1) Purpose. The purpose of this district is to provide a holding zone to preserve areas where <br />urban services are planned but not yet available to promote the future orderly and efficient extension <br />of public infrastructure. <br />(2) Lot and Yard Requirements. <br />(a) The following requirements shall be met; <br />Requirements <br />UT District <br />Minimum Lot Size <br />20 gross acres. 4 acres buildable* <br />Minimum Lot Width <br />330 feet* <br />Minimum Building Setbacks <br />Principal Structure <br />Accessory Structure <br />From Street <br />Local Street <br />30 feet <br />100 feet <br />Collector or Arterial Street <br />40 feet <br />100 feet <br />Rear Yard <br />30 feet <br />30 feet <br />Side Yard <br />10 feet <br />5 feet <br />Minimum Footprint* <br />Rambler <br />1,050 square feet <br />Split Level/Two Story <br />850 square feet <br />Maximum Building Height <br />35 feet <br />*Unless exempt under § 1007.042 (2)(b) to allow a smaller lot size and 200 foot lot width. <br />**Does not include garage area. <br />(3) Permitted Uses. Subject to applicable provisions of this Ordinance, the following are <br />permitted uses in the UT District: <br />(a) Agriculture, gardening and sod farming. <br />(b) Commercial greenhouses and nurseries. <br />(c) Community Gardens operated by the city. <br />(d) Day care facilities (14 or fewer persons). <br />(e) Golf courses and driving ranges. <br />(f) Governmental and public regulated utility buildings and structures necessary for the <br />health, safety and general welfare of the City. <br />5-1 <br />
