Planning & Zoning Board <br />January 12, 2022 <br />Page 6 <br /> <br />APPROVED MINUTES <br />Chair Tralle asked how much a single family home on a 50 ft. wide lot will cost. <br /> <br />Mr. Peterson said homes on 50 ft. wide lots will start at $400,000. <br /> <br />Chair Tralle stated the price points are too high and he did not appreciate the gated <br />community concept. He requested the applicant integrate more affordability into the <br />overall development. He noted the concept plan does not include any amenities for <br />the City to use and there is not enough benefit to the City to give the applicant a PUD. <br />Chair Tralle said he would like to see more trails and less 50 ft. wide lots. He asked <br />how much a single family home on a 65 ft. wide lot will cost. <br /> <br />Mr. Peterson said homes on 65 ft. wide lots will start at $500,000. <br /> <br />Mr. Vojtech stated he would like the applicant to incorporate a park component into <br />the concept. He recommended a public access to the lake with picnic tables or a <br />fishing pier for the public to use. <br /> <br />Mr. Grochala informed the Board City staff would also like the applicant to <br />incorporate a passive area on the lake for public use. He reminded the Board a <br />playground will be installed at the public park nearby in the Century Farms <br />development. <br /> <br />Chair Tralle asked City staff why the playground has not been built yet. <br /> <br />Mr. Grochala explained when Century Farms was developed, all of the park funds <br />were utilized to acquire the park land. <br /> <br />VII. DISCUSSION ITEMS <br /> <br />A. Zoning Ordinance Update – Administration, Kendra Lindahl, Landform <br /> <br />Ms. Kendra Lindahl, Landform, presented the staff report. She requested feedback <br />from the Planning and Zoning Board regarding the proposed administration section. <br /> <br />Mr. Root commented if a variance for a specific item is requested frequently, the <br />Board should change the ordinance rather than grant multiple variances. <br /> <br />The Board made no other comments or recommendations regarding the proposed <br />administration section. <br /> <br />B. Master Plan Discussion <br /> <br />Mr. Root recommended the City pursue master planning of its gateway areas. He <br />explained master plans help communicate to developers what types of uses the City <br />would like in those areas whether retail or commercial. He said he would not want <br />the master plan to be too detailed. He noted some gateway areas may simply include
