BE IT FURTHER RESOLVED by the City Council of the City of Lino Lakes hereby <br /> approves NorthPointe 8th Addition PUD Final Plan/Final Plat subject to the following <br /> items being addressed prior to release of the mylars or issuance of a building permit: <br /> 1. All comments from the City Engineer memo dated January 5, 2022 shall be <br /> addressed. <br /> 2. All comments from the Environmental Coordinator memo dated January 5, 2022 <br /> shall be addressed. <br /> 3. All comments from the Lino Lakes Fire Division shall be addressed: <br /> a. An emergency vehicle access shall be provided to the north side of the <br /> building. <br /> i. The developer could potentially upgrade the existing trail to <br /> provide emergency vehicle access. <br /> ii. The developer shall consult with Deputy Director of Public Safety- <br /> Fire and City Engineer. <br /> b. An addition fire hydrant along the emergency vehicle access shall be <br /> added. <br /> c. The elevator cars shall be large enough to accommodate ambulance <br /> stretchers. <br /> 4. All comments from the MNDOT letter dated January 26, 2022 shall be addressed. <br /> 5. All comments from the City Attorney shall be addressed: <br /> a. The title commitment shall be updated. <br /> b. The title commitment shall list Lino Lakes 72, LLC as the proposed <br /> insured party. <br /> 6. The applicant shall draft a Declaration for Maintenance of Stormwater Facilities <br /> for the private stormwater maintenance facility. <br /> 7. The applicant shall draft a temporary cul-de-sac easement and exhibit for the cul- <br /> de-sac. <br /> 8. The applicant shall draft an amendment to the existing Conservation Easement <br /> and Wetland Buffer Declaration for City review and comment. <br /> a. The documents shall include both RCWD and the City of Lino Lakes as <br /> parties. <br /> b. The exhibit shall provide location of Protected Open Space Area <br /> monument signs. <br /> 9. All applicable plan sheets: <br /> a. All plan sheets shall be dated. <br /> b. The detached garage is not allowed in the front yard along Chestnut Street <br /> and shall be relocated or removed. <br /> 10. Sheet C3, Site Plan: <br /> a. Setbacks shall be measured from balcony support beams on the north side <br /> of the building. <br /> b. Two (2) additional handicap surface parking stalls shall be added. <br /> c. The detached garage shall be omitted and replaced with landscaping, <br /> screen and buffer. <br /> 11. Sheet L 1, Landscape Plan: <br /> a. A landscape screen and buffer are required along the west, east and south <br /> lot lines. <br /> 3 <br />
