Required: 6 large trees 19 large shrubs <br />Provided: 2 large tree equivalents 14 large shrubs equivalents <br />Four (4) large trees and 5 large shrubs should be planted east of the retaining wall along the <br />northeast section of building that runs parallel with the lot line. <br />The foundation landscape requirements have not been met for the east building face. <br />Sod and Ground Cover Standards <br />All areas not otherwise improved in accordance with the approved site plans shall have a <br />minimum depth of 4 inches of topsoil and be sodded including boulevard areas. Seed may be <br />provided in lieu of sod in certain cases, including when the area is adjacent to natural areas or <br />wetlands. <br />The plan indicates sod in the common area in the center of the building, along the east and west <br />building faces, and along the south edge of the parking lot and access road. Due to the area <br />east of the retaining wall being higher in elevation, on sandy soil, and being quite exposed, a <br />dry prairie mix should be better suited than the wet meadow mix proposed. <br />Boulevard Trees <br />Boulevard trees are required for multi -family developments at a rate of 1 tree per 70 linear feet. <br />The front lot line along Chestnut Street is 173 if which would require 2 boulevard trees. Five <br />(5) boulevard trees are proposed and this requirement has been met. <br />Signage <br />Separate sign permit applications are required for all permanent monument and wall signs. <br />Sign permit applications are required for all temporary signs as well. <br />Impervious Surface Coverage <br />The R-4 zoning district states the impervious surface of the property shall not exceed 65%. <br />Plan Sheet C3, Site Plan notes 44% hard/impervious surface. Impervious surface requirements <br />are met. <br />Traffic Study <br />A Traffic Impact Study was completed in November 2013 by Westwood Professional Services <br />as part of the overall NorthPointe residential development and it included analysis for an 85 <br />unit senior apartment. This report detailed compliance with City ordinance level of service <br />requirements for the entire development. <br />A Traffic Analysis Memorandum was completed on December 13, 2021 by S2 Traffic <br />Solutions as an update to the 2013 study reflecting the proposed 72 unit senior building. The <br />updated analysis takes into account the COVID-19 pandemic and applies a 1.4% growth factor. <br />10 <br />
