The Tree Inventory identifies 55 trees of which 22 will be preserved and 33 will be removed. <br />Of the 33 removals, 27 trees are in Basic Use Area and non -environmentally sensitive areas. <br />These removals will not require mitigation trees. <br />The other 6 removals are in Basic Use Area and Natural Resource Protected Area. Three (3) of <br />these trees are undesirable, due to being in poor condition or being an invasive species and do <br />not require mitigation. The other 3 trees require mitigation at the rate of 1 mitigation tree per 2 <br />trees removed, resulting in 2 mitigation trees being required for the project. <br />Mitigation trees have been credited through open space plantings. Preservation and mitigation <br />standards have been met. <br />Open Areas Landscape Standards <br />Open area landscape standards call for 1 large tree and 3 large shrubs per 2000 sq. ft. <br />109,831 sq. ft. of open space requires: <br />Provided: <br />55 large trees <br />165 large shrubs <br />61 large trees or large tree equivalents <br />115 large shrubs or large shrub equivalents <br />Open areas landscape standards have not been met. 50 additional shrubs will be needed in <br />open space areas. <br />Buffer and Screen Standards <br />Buffer and/or screen will be required along the east lot line. The retaining wall will satisfy part <br />of the requirements. Planting an additional 4 trees and 5 large shrubs will satisfy the <br />requirements. Additional coniferous trees are required along the west lot line. <br />Buffers and screens as planned do not meet the requirements. <br />Canopy Cover <br />Canopy cover standards call for a minimum of 40% canopy coverage. <br />Vehicular hardscape planned: <br />37,779 sq. ft. <br />Canopy cover requirement: <br />15,112 sq. ft. <br />Canopy cover provided: <br />15,425 sq. ft. <br />Canopy cover requirements have been met. <br />Foundation Landscaping <br />Two (2) large trees and 6 large shrubs are required per 100 linear feet of building abutting a <br />public or private street. These plants should be within 30 feet of the building. <br />
