The retaining <br />wall engineering delegated design is a shop drawing requirement per the project <br />specifications. <br />WEIS 7/27/20: Engineering drawings for the retaining walls will be provided. <br />The applicant has included the impervious surface area of the Hodgson turn lanes in the <br />storm water calculations. However, they have not addressed how stormwater will be <br />managed. There is no storm sewer system or ditch system shown, the applicant will need to <br />coordinate the drainage plan with Anoka County also. Turn lane construction plans will be <br />required with the final plat. <br />This is being developed by SEH along with the details of the road design and will be provided <br />as soon as possible. (AJA 2020-05.08) <br />Preliminary grading of the turn lanes shall be included in with preliminary plat submittals. <br />SEE ATTACHED PRELIMINARY GRADING DESIGN SUBMITTED BY SEH. <br />Applicant shall review existing TOPO shots and update existing contours. Currently, the <br />existing contours show a 10-ft hill on the west side of the intersection of Gateway and the <br />private road. This hill does not exist. <br />WOLD 7/11/2020: Loucks has been requested to return to the site to review the area in <br />question. Loucks found some "bad shots" and will update the survey. <br />• Stormwater Management <br />The Lyngblomsten development is 20.74 acres in size, with an existing impervious area of <br />approximately 2 acres. Majority of the site runoff is towards the west where there is an 24 inch <br />diameter pipe outlet and to the existing wetland on site. The proposed impervious area is <br />approximately 9.5 acres. There is a proposed pond located in the middle and east side of the site. The <br />City adopts Rice Creek Watershed District's (RCWD) rules for water quality and quantity requirements. <br />The applicant is proposing a stormwater reuse system that will be further reviewed with the final <br />design. <br />The Gurrent submittal now inGludes rate Gentrol via a combination of a dFy pond (leGated on the <br />northwest) and a stormwater treatment pond.
