This includes <br />protection of an existing wetland, grading a new storm water pond, and grading roadway and site pads. <br />The applicant shall call out the emergency overland flow (EOF) elevation (with a flow <br />arrow) on the grading plan for the proposed pond and the existing wetland. The EOF <br />should be 1 foot above the HWL and 3.0 feet below the lowest adjacent building <br />opening elevation. <br />EOF and flow arrows have been added to the grading plan. EOT- and high water level <br />elevations hare been verified per the city comment. <br />The low floor/opening elevations need to be labeled on the grading plan. The EOF will <br />need to be further reviewed once other comments are addressed. It appears the trail <br />may be blocking the EOF from the pond and culvert should be considered under the <br />trail. <br />Similar to the utility plan layering comment, we have been told via email to take spot <br />elevations off of the grading plan to help with legibility. For this reason, the overall <br />grading plan has spot elevations on to help with the above comment, but the north and <br />south grading plan sheets do not have spot elevations shown. (AJA 2020-05.08) <br />Low floor elevations and spot elevations should be two different labels. Please add the <br />low floor elevation information to the lots on the north and south grading plan sheets. <br />See Woods Edge example sent previously. <br />AJA 7/11/2020: LOW FLOOR ELEVATIONS HAVE BEEN ADDED <br />Update C1.30 to match what was sent to Kelsey Gelhar via email on Tuesday, July <br />28, by Bill Diede, which showed the FFE elevations on the individual townhome <br />lots. <br />The applicant should provide proposed centerline street grades (either grading sheets, or in <br />profile on street plan sheet). <br />Profile sheets will be accomplished in the final plat phase. In the meantime, percent of slope <br />along the gutter or centerline have been shown on the drawings <br />Centerline profile views were not provided with final plat documents. Applicant shall <br />submit centerline profile views that include grade and vertical curve information for <br />review. See Woods Edge example sent via email. <br />AJA 7/11/2020: CENTERLINE PROFILES CREATED FOR ALL STREETS. REFER TO <br />SHEETS C1.98, C1.99, C1.100. <br />Applicant to provide proposed profiles for all proposed streets that show vertical <br />curve information per City ordinance. <br />The SWPPP is being reviewed by the City's Environmental Coordinator. <br />Please provide the complete SWPPP narrative. <br />The applicant shall clearly label the top and bottom of the retaining wall along the pond. <br />Retaining walls over 4 feet require a licensed engineering design and an approved fence. <br />This information has been provided on sheets C1.30-C1.32.
