Anoka County Highway Department <br />Anoka County Highway Department is reviewing the development and will provide <br />comment. <br />Public Safety Comments <br />Deputy Director L'Allier notes a hydrant shall be located closer to the Fire Department <br />Connector (FDC) on the north side of the building near the transformer. <br />The Police Division reviewed the plans and had no issues that needed to be addressed. <br />Environmental Board <br />The Environmental Board reviewed the development proposal at their July 29, 2020 <br />meeting. The Board recommended approval with minor revisions required. <br />Stormwater Maintenance Agreement <br />The stormwater maintenance for public facilities will be covered under the City's <br />Programmatic Stormwater Management Agreement. The applicant will be required to <br />have their own declaration for stormwater maintenance for the private storm sewer. <br />Final Plat and Development Agreement <br />The applicant shall submit a Land Use Application for final plat after preliminary plat <br />approval. A Development Agreement will then be prepared by the City as part of the final <br />plat application. <br />Comprehensive Plan <br />Resource Management System <br />The Resource Management System Plan goal of preserving surface water quality is <br />supported by the construction of stormwater management BMP's such as curb, gutter, <br />and stormwater pond. <br />Land Use Plan <br />The Comprehensive Plan guides this property for commercial use. The proposed retail <br />building is consistent with commercial land use. <br />Housing Plan <br />13 <br />
