The Board requested the future development of Lot 1, Block 2 and Outlot C be required <br />to be reviewed by the Planning& Zoning Board. This will be presented to the Council for <br />consideration. <br />Signs <br />It is not uncommon for residential care facilities and multi -family building to have wall <br />signs. The senior building proposes a vertical wall sign on north side of the building. The <br />applicant has expressed a strong interest in "branding" the development. Monuments <br />signs are also common features in campus settings such as Lyngblomsten. <br />Trash and Service Areas <br />The Woodridge neighborhood expressed concerns regarding the fact that the trash and <br />services are not incorporated within the buildings as required in the Master Plan. <br />• Commercial buildings must incorporate trash and service areas within the buildings <br />rather than utilizing outdoor enclosures. This will conserve land and maximize the <br />potential for outdoor seating and pedestrian friendly amenities. <br />The general intent of any trash enclosure requirement is to screen dumpsters, recyclable <br />materials and necessary handling equipment from public view. The generator, trash <br />compactor and dumpsters are located at the bottom of the parking garage entry and <br />loading dock approximately 7 ft below grade. Decorative fencing, coniferous trees, <br />landscaping and senior living building will provide additional screening. <br />The Master Plan specifically references "commercial buildings" with the intent to <br />conserve land and maximize outdoor seating. The commercial buildings for the <br />development are located near the intersection of CSAH 49 and CR J. The senior living <br />building is a residential independent living and care facility and would not be subject to <br />this commercial building requirement. <br />The remainder of this is staff report is an update to the June 10, 2020 Planning & Zoning <br />Board report and incorporates applicable revisions. <br />BACKGROUND <br />This staff report provides a comparison of the approved PUD Development Stage <br />Plan/Preliminary Plat and the PUD Final Plan/Final Plat. Changes in the plans are either <br />narratively described or shown as st-Fikethfeiigk (deletions) or underline (additions). <br />Overall, the PUD Final Plan/Final Plat is consistent with the PUD Development Stage <br />Plan/Preliminary Plat. <br />General Site Plan Overview <br />NI <br />
