The houses include a 6 ft deep porch <br />across the front of the house and a 10' x 10' patio in the rear. <br />The senior living community independent and assisted -living units are market -rate and <br />mid -range in price with a variety of 1- and 2-bedroom units and heated underground <br />parking. Through final design, the number of units shifted between uses. Memory care <br />units are now incorporated into the Assisted Living wing. The Skilled Nursing Facility is <br />now referred to as Skilled Care and will be constructed in a future phase of development. <br />As approved by Resolution No. 20-44, the clubhouse and associated parking lot have <br />been omitted from the original plans in order to provide additional stormwater <br />management. The amenities proposed with the clubhouse have now been incorporated <br />into the Town Center of the main senior living building. The size of the first floor Town <br />Center has increased from 10,200 13,227sf to 1 Q� 18,160 sf to accommodate the <br />amenities. <br />• Phase 2 is a stand-alone 6,000 sf restaurant with outdoor patio <br />• Phase 3 is future commercial development <br />• Phase 4 is the skilled care wing <br />The senior living community and restaurant are located on one existing 17 acre parcel. <br />The future commercial development will be a redevelopment of the remaining 5 6 parcels <br />(3 acres) which is currently occupied by an insurance business, vacant liquor store and <br />recently demolished 49 Club. The development order of the future phases may vary. <br />5 <br />
