Utilities will be stubbed under CSAH 49 (Hodgson Road) to serve future development to <br />the east. <br />• Water trunk lines must be looped, and development must provide the looping. <br />Watermain will be extended north along Hodgson Road to connect and loop at Linda <br />Avenue as part of a City trunk watermain project. The watermain is also looped around <br />the senior living campus. <br />Site Design, Urban Form <br />• The intent is to create an urban form for the area. <br />The main senior living campus, restaurant and commercial building have been <br />intentionally pulled towards Hodgson Road and CR J for multiple reasons. One is to <br />create an edge and urban form along the corridor as required by the Master Plan. Two, <br />the building locations were also in response to the Woodridge and Rohavic Oaks <br />neighborhood's concern regarding proximately of the buildings, noise, buffers etc. to <br />their homes. The site design transitions from single story cottage homes on the north and <br />west to the 2-story skilled care wing with the 3- and 4-story buildings closest to Hodgson <br />Road. Three, the building shift also maximizes site design and efficiency. <br />The senior living campus setback tapers from 30.97 ft to 2-6 33.68 ft from the Hodgson <br />Road property line. <br />The restaurant setback tapers from 35 ft to 15 ft from the Hodgson Road property line. <br />The commercial building and fast food setback is 44 35 ft from the Hodgson Road <br />property line and M 35 ft from the Ash Street property line. <br />These building locations and setbacks are consistent with the Master Plan. <br />• Development layouts are to include buildings at intersection corners to establish the <br />"cornerstones" of the area's urban form. <br />The main senior living campus at the southwest corner of Hodgson Road and the future <br />public road creates a corner stone at that intersection. A Lyngblomsten monument sign at <br />the north side of the public road also creates a strong corner. The future commercial <br />building at the Hodgson Road and CR J intersection is also consistent with the Master <br />Plan's gateway and cornerstone vision by providing the space for a community entrance <br />sign and promenade. <br />• As another means ofpursuing an urban form, development is to avoid lining Hodgson <br />with large parking lots.
