o Buildings fronting along Hodgson in addition to the cornerstone buildings <br />o Extensive landscaping and screening of parking lots will be required along Hodgson <br />and CR J, including boulevard trees and decorative fencing or walls. Landscaping <br />must be included on the street side offences or walls along parking lots. <br />The parking lots for the senior living campus, restaurant and commercial building are <br />internal to the development and not located along Hodgson Road and CR J. They are <br />setback a minimum of 15 ft from the internal public road property line. <br />One larger parking lot with joint parking facilities and cross easements ' has <br />been created between Phase 2 (restaurant) and Phase 3 (commercial building). <br />• Larger parking areas should be planned with internal landscaping, pedestrian <br />sidewalks or walkways and be divided into smaller areas where possible: <br />o Pedestrian walkways provided in larger parking lots should be landscaped, <br />include path lighting, and provide direct access for pedestrians to an entrance of <br />a commercial building; <br />o Walkways should be raised, paved areas or defined paths distinguished by <br />striping or a change in paving provided that pedestrians are kept safe from <br />vehicular travel on the route to an entrance of a commercial building. <br />The senior living parking lot includes landscaped islands and the perimeter along the <br />public road is landscaped and screened with shrubs and trees. The sidewalk along the <br />public road connects to a sidewalk leading to the main building for pedestrian <br />connectivity. Future development of the restaurant and commercial building will require <br />similar connections. <br />• Sidewalks are to be constructed on both sides of Hodgson Road and on the north side <br />of Co. Rd. J to form connections to the trails to the development areas and contribute <br />to the urban form of the area. <br />An 9 8.5 foot wide path is being constructed along the west side of Hodgson Road. A <br />trail and/or sidewalk will be required on the east side of Hodgson Road when that area <br />develops. A trail and/or- ,aoee f-ative sidewalk will also be constructed along CR J in <br />etio,, with development f the eo al bui din- -. in the first phase of <br />development. Upon development of the commercial building and corner gateway, <br />decorative sidewalk may be incorporated into the design in conjunction with the trail. <br />• Pedestrian circulation should be an important design factor within the development <br />areas to facilitate pedestrian and bicycle circulation among businesses and <br />residential sites.
