o The front fagade may have a unique design or more significant glazing. <br />There have been some changes to exterior materials and design of the senior building; <br />however, the final design meets the Master Plan criteria and is consistent with the PUD <br />Development Stage Plans. <br />The senior living campus still incorporates "four-sided architecture". All sides of the <br />building include the same quality stone/masonry, wand horizontal and vertical <br />composite siding and glass. A "wood" composite siding has also been incorporated into <br />the design. A stone ledge cornice element was added between the stone and the siding to <br />better differentiate between the materials. The building layout was designed to limit <br />blank walls facing the street. The separate wings of the building help to break up the <br />massing as well as transition intensity from west to east on the site. <br />The cottage home front fagade includes a front porch, recessed garage, stone base and <br />eempesiEte LP Smartside siding. <br />More architectural detail is provided further in the staff report. <br />Detailed site and building plan review will be required upon development of the <br />restaurant and commercial building. <br />• Commercial buildings must incorporate trash and service areas within the buildings <br />rather than utilizing outdoor enclosures. This will conserve land and maximize the <br />potential for outdoor seating and pedestrian friendly amenities. <br />The original architectural site plan indicated a detached 15' x 20' x 8' trash enclosure <br />structure on the south end of the senior building. The senior living <br />building is a residential independent living and care facility and would not be subject to <br />this requirement. <br />• It is not the intent of this plan to specify housing unit styles.
