In addition to meeting the open space requirements, the developer is including three <br />extensively landscaped courtyard areas around the senior housing building for the <br />enjoyment of the residents. <br />Buffer and Screen Standards <br />Buffer and Screen Standards require a 6 foot high screen between a development and any <br />adjacent, less intense, residential land use. Materials to meet this ordinance can include <br />year round continuous planting screen, a wall or fence and plantings which cover 50% of <br />a wall or fence on the exterior side, or a combination of berm and year round continuous <br />screening. <br />A 50 foot wide buffer of existing trees along the west lot line abutting Woodridge Estates <br />will be preserved. A screen of lilac bushes will be planted at the northwest corner of the <br />site adjacent to the stormwater pond. Additional landscape screening shall be planted in <br />the area adjacent to 253 and 255 Woodridge Lane to provide more screening from the <br />road and parking lots. Gateway Drive has shifted to the west approximately 50 ft to <br />align with St. Albans Street to the south This will allow for- additional landseape buff-e <br />and allow the existing spFuee tree line adjaeent to 275 Ash Stfeet to be preserved.- A <br />triangulated row of coniferous trees will be planted along the east lot line of 275 Ash <br />Street. <br />Along the north property line adjacent to the Rohavic Oaks neighborhood, the cottage <br />homes will be setback a minimum of 30 ft and a 6 foot high wood privacy fence will be <br />located along the north lot line. <br />A 40 foot wide buffer with a 3 foot berm and landscape plantings is also provided in the <br />cottage home neighborhood adjacent to CSAH 49 (Hodgson Road). The plan has been <br />revised to include a year round continuous screen on top of the berm. <br />A 30 inch shrub hedge is proposed between the senior living campus parking lot and <br />public road right-of-way as is required by ordinance. A 3 foot berm is located on the <br />north side of the northeast private cottage home parking area. Coniferous trees and <br />shrubs are planted along the top of the berm. <br />Boulevard Trees <br />Boulevard trees are required at the rate of one (1) tree per 70 linear ft of road frontage <br />where property fronts on any public roads for townhome or multiple family homes.
