Lyngblomsten will be responsible for the ownership and maintenance of the majority of <br />the development. The cottage home common area and senior living grounds will be <br />professionally landscaped and maintained. <br />Final Plat <br />The final plat is being platted in the same lot, block and outlot configuration as the <br />preliminary plat. <br />Streets and Alleys <br />CSAH 49 (Hodgson Road) and CR J (Ash Street) are A Minor Expander arterial roads. <br />The development is served by an internal public road and 2 private roads. The streets and <br />transportation plans are detailed previously in this report. <br />As noted above, the 3 aefe eofmner-eial site is tmder- a separate pufehase agfeement with <br />will tempor-ar-ily tefminate as a eul de sae near- CR i (Ash Street) tffi4iI futufe developmen <br />Lyngblomsten successfully acquired the 3 acre commercial parcels and <br />275 Ash Street. <br />Easements <br />Standard drainage and utility easements at least 10 ft wide are provided on Lot 4-7 21, <br />Block 1 and Lots 1-3, Block 2. Drainage and utility easements are provided over Outlot <br />A and Outlot B. Outlot C shall also include the standard 10 ft easement. <br />A separate public trail easement will be provided over the trail, private road and sidewalk <br />in the cottage home neighborhood and over the trail along CR J (Ash Street). The trail <br />along CSAH 49 (Hodgson Road) is located within the right-of-way. <br />Powerline <br />A three-phase overhead power line runs along the eastern boundary of the property line <br />within the right-of-way. Another power line runs along the south boundary. <br />Lyngblomsten is working with the electric company to discuss burying the power lines. <br />Public Land Dedication <br />The City will require cash in lieu of land dedication. Per the City's Park, Greenway & <br />Trail System Plan, a neighborhood park is not programmed for this area. Trail <br />construction throughout the development and along Hodgson Road and CR J will be <br />credited. <br />the f edity's resideThe clubhouse has been omitted. The City's current Park <br />Dedication fees are $3,000 $3,150 per residential unit and $2,400 $2,520 per acre for <br />commercial/industrial development.
