The applicant is not <br /> proposing any wetland impacts with this project. <br /> Comments: <br /> 1. Applicant to show all wetlands on the site. It appears the Kjolhaug identified a <br /> wetland just south of Northern Lights Blvd that is not shown on the site plan. <br /> 2. Applicant to provide double silt fence adjacent to wetlands. <br /> • Landscaping <br /> The applicant did not propose any landscaping at this time. If submitted, landscaping will be <br /> reviewed in depth by the City's Environmental Coordinator. <br /> • Floodplain <br /> The 2015 DFIRM indicates Zone A floodplain on the site. The applicant is not proposing any <br /> impacts to the floodplain on the site. <br /> • Drainage and Utility Easements <br /> The proposed work is located within Lot 2 Block 2 and Outlot A of the Clearwater Creek <br /> Business Center Plat. Lot 2 Block 2 has a 10-ft wide drainage and utility easement along the <br /> lot lines. There is an existing 60-ft wide drainage and utility easement in Outlot A that <br /> connects the Northern Lights Blvd right-of-way to the south limit of the plat. The applicant is <br /> not proposing any changes to the plat. <br /> • Site Performance Agreement <br /> A Site Performance Agreement will be required. <br /> • Grading Agreement <br /> A Grading Agreement is not applicable at this time. <br /> • Stormwater Maintenance Agreement <br /> A Stormwater Maintenance Declaration is not applicable at this time. <br /> • Permits Required <br /> 1.
