This plan should meet the 9 ton road restriction. • Wetlands and Mitigation Plan There is five existing wetlands on the site according to the Delineation Report prepared by Kjolhaug Environmental Services Co. in 2021. The applicant is not proposing any wetland impacts with this project. Comments: 1. Applicant to show all wetlands on the site. It appears the Kjolhaug identified a wetland just south of Northern Lights Blvd that is not shown on the site plan. 2. Applicant to provide double silt fence adjacent to wetlands. • Landscaping The applicant did not propose any landscaping at this time. If submitted, landscaping will be reviewed in depth by the City's Environmental Coordinator. Floodplain The 2015 DFIRM indicates Zone A floodplain on the site. The applicant is not proposing any impacts to the floodplain on the site. • Drainage and Utility Easements The proposed work is located within Lot 2 Block 2 and Outlot A of the Clearwater Creek Business Center Plat. Lot 2 Block 2 has a 10-ft wide drainage and utility easement along the lot lines. There is an existing 60-ft wide drainage and utility easement in Outlot A that connects the Northern Lights Blvd right-of-way to the south limit of the plat. The applicant is not proposing any changes to the plat. • Site Performance Agreement A Site Performance Agreement will be required • Grading Agreement A Grading Agreement is not applicable at this time. • Stormwater Maintenance Agreement A Stormwater Maintenance Declaration is not applicable at this time. • Permits Required 1.
