Ms. Katie Larsen <br />2/4/2022 <br />Page 2 <br />is within the Rice Creek Watershed District (RCWD). The applicant is proposed sediment <br />control log to surround the stock pile. <br />Comments: <br />1. Applicant to update plans to address comments provided by the City's <br />Environmental Coordinator regarding erosion control. <br />2. Applicant to add turf establishment details to the plans (i.e. seed mix type and <br />application rate, hydromulch type and application rate, etc.) <br />3. No work shall be completed until a Rice Creek Watershed District permit has <br />been obtained. <br />Water Supply <br />There is currently an existing 8-inch diameter ductile iron pipe (DIP) water main along 21st <br />Avenue S and existing 16-inch diameter DIP water main in an easement in Outlot A of the <br />Clearwater Creek Business Center Plat (PID 24-31-22-24-0009). <br />The applicant is not proposing any connections to the municipal water system with this <br />plan. <br />Staff does not have any comments at this time <br />Sanitary Sewer <br />There is currently an existing 8-inch diameter polyvinyl chloride (PVC) sewer main along <br />21st Avenue S on the north end of the site and existing 21-inch diameter PVC sanitary <br />sewer in an easement in Outlot A of the Clearwater Creek Business Center Plat (PID 24- <br />31-22-24-0009). <br />The applicant is not proposing any connections to the municipal sanitary sewer system <br />with this plan. <br />Comments: <br />1. Applicant to provide sanitation facilities on site for employees. <br />• Transportation <br />The site is located at the intersection 21st Avenue S and Commerce Drive. The applicant is <br />proposing access the site on 21st Avenue S via a gravel driveway. 21st Avenue S is a local <br />street on the Centerville/Lino Lakes border. The existing right-of-way along 21st Avenue S <br />varies in width from 50-ft to 73-ft. <br />The applicant estimates that the maximum truck traffic will be 50 trucks per day visiting the <br />site. The applicant has an existing black dirt facility on 21st Avenue S south of this project in <br />Centerville. <br />Comments: <br />1. Tracking on 21 st Ave S has been an issue with the existing stock pile operations. <br />The applicant shall extend the proposed gravel entrance to reduce tracking. <br />Access should come off of Commerce Drive easterly stub. <br />Rehbein Black Dirt CUP Engineering Review <br />
