3 <br /> <br />arterial roadway and is one of the few roadways that extends across Anoka County. Sanitary <br />sewer and water are available to service the area from the south. Proposed land uses include <br />low, medium, high and Planned Residential/Commercial. The proposed land uses are intended <br />to provide a wide range of housing choices and allow for supporting neighborhood compatible <br />commercial uses. <br /> <br />Most of the property lies within designated floodplain. Accordingly, surface water management <br />will be a primary driver in site development. Access from Main Street is limited to a single full <br />access ½ mile east of Sunset. Access to property will also be available from Sunset. The <br />southern 155 acres is currently the focus of a proposed residential development. An <br />Environmental Assessment Worksheet (EAW) is being prepared to evaluate impacts from the <br />proposed development. <br /> <br />Staff is requesting input from P&Z on the scope and objectives of this plan should be: <br /> <br />• What is the extent of the area to be studied? <br />• Streetscaping and entry way elements? <br />• Land use layouts? <br /> <br />RECOMMENDATION <br /> <br />Staff will forward the Planning & Zoning Board’s request to the City Council with the <br />information collected at the meeting. <br /> <br />ATTACHMENTS <br /> <br />1.
