6 A buffer and/or screen would have been required if the portion of the parking lot west of the building were part of the new construction. As the parking lot is pre-existing, a buffer and screen will not be required. Buffers and screens requirements have been met. Canopy Cover The purpose of this requirement is to mitigate the effects of vehicular hardscape by establishing tree canopy cover to intercept rainfall, protect pavement from sun deterioration, reduce the heat island effect, and improve aesthetics. Canopy cover standards call for a minimum of 40% canopy coverage. Vehicular hardscape planned: 9,147 sq. ft. Canopy cover requirement: 3,659 sq. ft. Canopy cover provided: 6,325 sq. ft. 3 medium trees 7-12’ from hardscape on building’s west face @ 125 sq. ft. each = 375 sq. ft. 2 medium trees within 7’ on building’s north face@ 250 sq. ft. each = 500 sq. ft. 1 large tree 7-12’ on access road @ 300 sq. ft. = 300 sq. ft. 7 large trees within 7’ along road and parking lot @ 600 sq. ft. each = 4,200 sq. ft. 1 large tree surrounded on three sides @ 950 sq. ft. = 950 sq. ft. Canopy cover requirements have been met. Foundation Landscaping The purpose of these standards is to soften and enhance building architecture, define access points, add color and seasonal interest, and to blend buildings in with the natural environment. These standards apply to building fronts and sides facing public or private streets. 2 large trees and 6 large shrubs are required per 100 linear feet of building. These plants should be within 30 feet of the building. The following substitutions are allowable: 1 large tree = 1.5 medium or 2 small trees 1 large shrub = 1.5 medium or 3 small shrubs The applicable building face is the west face, which is approximately 40 ft.
