3 <br /> <br />Webster Loam (approximately 90%), which is poorly drained, moderately permeable, <br />and in hydrologic group B/D. A saturated zone occurs at depths of 0 to 20 cm during the <br />wettest part of normal years. <br /> <br />Nessel fine sandy loam (approximately 10%), which is moderately well drained, is <br />moderately permeable, and in hydrologic group C. Runoff is low, with water at 2-3.5 <br />feet during the wettest part of most years. <br /> <br />Ten soil borings were performed on the site and did not detect groundwater. <br /> <br />Stormwater Management <br /> <br />A stormwater management plan has been submitted and will receive a full review by the <br />Engineering Department. The following summary review is based upon the same <br />stormwater management plan and drainage calculations. <br /> <br />The stormwater for both the existing and proposed conditions primarily flows to an <br />existing pond at the north perimeter of the site. Stormwater captured from the property to <br />the south, and a small amount from the project site, drains to the wetland on the south <br />perimeter and then north to the stormwater pond. The pond will be excavated and <br />modified as part of the project. Ultimately, the water heads to Peltier Lake. <br /> <br />The site additions will bring the total impervious surface to 0.614 acre, which is <br />approximately 41% of the total property area, which is well under the 75% impervious <br />surface allowed in the Light Industrial zoning district. <br /> <br />Existing Conditions <br /> <br />0.812 acre of the site drains to an existing stormwater pond. <br />0.043 acre drains to Otter Lake Road. <br />0.207 acre drains to an existing wetland on the south perimeter and is then piped to the <br />existing pond. <br />0.467 acres drains to the east, then piped to the existing pond. <br /> <br />Stormwater from the development south of the project site drains to the wetland on the <br />south perimeter then is piped to the existing pond. <br /> <br />Proposed Conditions <br /> <br />Stormwater management under the proposed conditions closely resembles existing <br />conditions. The increases in stormwater due to the increased impervious surface area will <br />also be directed to the existing pond, as the pond was originally designed to accept more <br />stormwater than it receives under current conditions. <br /> <br />The drainage area to the pond will increase from 0.812 acre to 0.996 acre. <br />
