4 <br /> <br />No impacts are proposed to the wetland in the south. <br /> <br />Stormwater Pollution Prevention <br /> <br />The disturbed area of the site is less than one acre, so an NPDES permit will not be <br />required. <br /> <br />The grading and drainage plan shows the locations of several Best Management Practices <br />(BMPs) that will be installed to minimize erosion and sediment leaving the site. These <br />BMPs include a rock construction entrance, silt fence, inlet protections, riprap for energy <br />dissipation at pipe outfalls, and Rain Guardian turrets for pretreatment. <br /> <br />It appears that the southeast portion of the existing pavement and curb are scheduled for <br />removal. If this will result in exposed soil, redundant perimeter controls will be needed <br />between the parking lot and the wetland on the south of the parcel. <br /> <br />Flood Plain <br /> <br />Site does not fall within the flood management zone. <br /> <br />Shoreland District <br /> <br />Site does not fall within Shoreland District. <br /> <br />Greenway System <br /> <br />Site does not fall within the Greenway System. <br /> <br />Wetlands <br /> <br />There are two wetlands on the site. The stormwater pond is an incidental wetland and <br />will be excavated and reworked as part of the project. No impacts are proposed to the <br />south wetland. <br /> <br />Alternative Urban Areawide Review (AUAR) Considerations <br /> <br />The site is within the 2005 I-35E Corridor AUAR environmental review boundary. The <br />AUAR was updated in April 2020. The AUAR identified this site as industrial in all 3 <br />land use scenarios. The proposed addition to Otter Lake Animal Care Center is <br />consistent with industrial development. No further environmental assessment is required. <br /> <br />Drinking Water Protection <br /> <br />The site is in the Drinking Water Supply Management Area (DWSMA) and is <br />moderately vulnerable. The plan includes connection to City water and sewer. <br />Infiltration is not proposed.
