2 <br /> <br />Soil Corrections and Floodplain Mitigation <br /> <br />A large portion of the northern 30 acres requires significant soil correction in addition to fill <br />material to support the proposed buildings. The existing flood plain and wetlands on the site will <br />need to be reconfigured and mitigated for to facilitate development. <br /> <br />Street Improvements <br /> <br />21st Avenue currently provides service to the southern 10 acres, however, the road is planned to <br />be extended to connect with Cedar Street. 21st Avenue is considered a minor collector in the <br />City’s Transportation Plan. <br /> <br />No formal request has been submitted regarding these items. Staff is providing this information <br />to the EDAC for initial comments. Should an application be submitted, a more formal review <br />would be completed and a financial evaluation completed by the City’s financial consultant. <br /> <br />The EDAC should consider pros and cons to the concepts and identify potential items or <br />concerns that should be addressed with any submittal. <br /> <br />EDAC CONSIDERATION <br /> <br />None required.
