Public Land Dedication <br />The City will collect a cash fee of $2,520 per acre per platted lot in lieu of land <br />dedication for commercial development. These fees will be calculated and collected with <br />the final plat application. <br />Site and Building Plan Review <br />This site and building plan review is only related to proposed Lot 1, Block 1, Otter <br />Crossing 2nd Addition and the Tidal Wave Auto Spa. Future development of Lot 2 shall <br />require a separate land use application. <br />Site Plan <br />Per Bowman's narrative, "the carwash consists of a single lane tunnel within a 3,500 SF <br />building. Tidal Wave will provide entry through the northeast corner of the site, and <br />customers are then able to take advantage of the free car vacuuming services available <br />onsite through the 28 vacuum spaces. The design allows for at least 12 cars of car <br />stacking for vehicles waiting to enter the tunnel. Payment is processed through a pay <br />station along the northern drive aisle, but the site will also have 2-3 employees assisting <br />with operations on site." <br />The 28 vacuums are covered by a canopy. A vacuum/vending building and trash <br />enclosure are located on the north end of the site. The car wash utilizes a water reclaim <br />system. Please see attached Narrative Letter for more detail regarding the project and <br />water system. <br />A 5 ft wide concrete sidewalk is required along the north lot line of both Lot 1 and Lot 2. <br />The preliminary plat -civil plan sets shows the sidewalk. The car wash plan set shall be <br />revised to include the sidewalk. <br />Overall, the proposed site plan meets ordinance and performance standard requirements <br />unless otherwise noted. <br />Lot Size and Setbacks <br />The front lot line is along CSAH 14 (Main Street) because it is the public street right-of- <br />way.
