wash building. The trash enclosure gate is a painted metal swing gate that has 100% <br />opacity. The enclosure is 8ft in height. The trash enclosure and vacuum building meet <br />performance standards. <br />Canopies are proposed over both rows of vacuums. A three (3) ft high split face block <br />veneer base matching the building shall be included on the north and south endcap steel <br />structures of both canopies. <br />The mechanical equipment is located inside the car wash building. <br />The building will be sprinkled for fire suppression. <br />Outdoor Lighting <br />Per Section 1007.043(6)(d), no light source shall exceed 1.0 foot candle onto right of way <br />or 0.4 foot candle onto adjacent property. The Photometric Plan shall be revised to <br />clearly show all lot lines and compliance with the ordinance. <br />Light fixtures on the both the building and 17'6" high light poles are down lit and cutoff <br />as required by city code. <br />Off -Street Parking Requirements <br />Per Section 1007.044(6), an auto wash/commercial car wash requires one (1) space per <br />employee. Per the applicant's narrative, 2-3 employees may be on site. This would <br />require three (3) parking spaces and one (1) ADA parking space. Sheet C5.0 indicates 28 <br />vacuum spaces and two (2) ADA spaces. The plan shall be revised to provide adequate <br />parking spaces. <br />Grading Plan and Stormwater Management <br />The existing NURP pond with infiltration area that was constructed with Otter Crossing <br />1st Addition to the west of Lot 2 manages the stormwater from development immediately <br />north and south of the private street. Per the Stormwater Management Report prepared <br />by Bowman dated March 3, 2022 and the RCWD CAPROC dated April 13, 2022, the <br />pond was sized to provide water quality and rate control for this development. <br />Public Utilities <br />The new car wash will be municipally served by an 8" sanitary sewer main and an 8" <br />watermain located along the private street that extend from Otter Lake Road.
