Alternatively, another medium tree could be <br />added close to the tree lilac near the north building face. <br />Two (2) large shrubs must be added within 30 feet of the east building face. <br />Alternatively, existing shrubs could be swapped to a larger species (with a mature height <br />of at least 6 ft.). <br />Boulevard Trees <br />Boulevard trees are not required for commercial developments. <br />Sod and Ground Cover Standards <br />All areas not otherwise improved in accordance with the approved site plans shall have a <br />minimum depth of 4 inches of topsoil and be sodded including boulevard areas. <br />Disturbed areas of the site not improved with landscaping will be sodded. <br />Signage <br />A separate sign permit application shall be submitted prior to signage installation. <br />Impervious Surface Coverage <br />The allowed impervious surface coverage in the GB, General Business District is 75%. <br />The proposed impervious surface coverage of Lot 1 is 72%. The proposed post - <br />development impervious surface coverage is compliant. <br />Traffic Study <br />A formal traffic study is not required. The updated 2020 I-35E Corridor AUAR analyzed <br />traffic impacts for commercial development along this entire corridor. The proposed <br />commercial car wash is consistent with AUAR Land Use Scenarios #1 and #2 for <br />commercial development. Otter Lake Road and CSAH 14 (Main Street) are A -Minor <br />Reliever and A -Minor Collector roads, respectively, and have structural capacity to <br />handle the commercial traffic. <br />I <br />
