Ground water was not observed in any of <br />the borings. Soil types consist of SM (silty sands), SC (clayey sands) and CL (low <br />plasticity clays). <br />Zoning and Land Use <br />The property is zoned LI, Light Industrial and allows for Veterinary Hospitals with a <br />conditional use permit. A conditional use permit was approved in 1986 and amended <br />once in 1996 to allow for an addition to the pole barn. The approximate road right-of- <br />way shown on the survey for this parcel is graphically shown per the Otter Lake Road <br />Realignment Utility and Street Improvement Plans Sheet 12 of 31 revised As -Built on <br />February 7, 2000. This road right-of-way is also consistent with the 1998 Easement <br />Grant signed by Dr. Scanlan that did not get recorded. Anoka County GIS shows the <br />estimated acreage as 1.33 acres. For the purposes of site plan review, this street right-of- <br />way line will be used as the front lot line. An easement will be required to be recorded as <br />part of the conditional use permit. <br />
