He stated he will be filing <br />for a building permit within the next month and wanted to let everyone know <br />what he is planning. He will put up a model home on the property sometime <br />this fall.. On the 40 acres he has plans for between 67 and 70 lots. The <br />30 acres section would be about 50 lots. These homes would run in the range <br />from about $22,000 to $50,000. He won't be building the homes, just devel- <br />oping the land. He stated he'd be putting in everything, sewer, streets, <br />etc., and paying for it all. Mr. Van Housen stated that a long -range view <br />might be for ilown Houses across Birch Street from this acreage, and how <br />woad thisWfit with.wha Mr. Rehbein had planned. Mr. Rehbein could see <br />no difficulty1t waslges'led to him that instead of dedicating the 10% <br />park area to the village now, that he just leave it for the time being, inas- <br />much es the village hasn't funds for development. <br />Mr. Gilbert Menkveld asked how much cash was necessary in lieu of land? He <br />was told it's up to the Council. It is according to the value of the pro- <br />perty and they adjust the figure accordingly. Mr. Menkveld also wanted to <br />know how many lots he could get on a piece of property of 35 acres with two <br />dedicated roads. It was suggested that he would have to show the P&Z some <br />plans before they could say, but he could build a model on it first at any <br />rate. He also asked what the minimum lot size was under the new code. He <br />was told it is the same size for both duplex and single dwelling as it has <br />been. <br />Mr. Menkveld stated he wished to be put on the next P&Z agenda. He was told <br />to report his plans to the Clerk 10 days before the next meeting. <br />Mr. Kelling moved to adjourn at 10;10 P.M. Seconded by Mr. Hill.
