2 -May 17, 1972 <br />Ken Rehbein requested a variance for a split on commercial property, Main <br />Street and Old Highway 8. He wants to split Tract A and B for mortgage <br />purposes. There was discussion as to the drainage problems, but past <br />correspondence from the Engineer and Mr. Hutchinson stated that under the <br />present circumstances it is all in order. Variance had been applied for on <br />April 4th and fee paid. Mr. Nadeau moved to recommend that the variance <br />be granted. Seconded by Mr. Karth. Carried unanimously. <br />Bill Leonard request to extend 64th Street east to his property is being <br />held over to the June 2Ist meeting. <br />Fran Burque presented pi.ans for 100 x 150' tots to be located on the west <br />side of 35E in Centerville. He was advised that he would have to meet the <br />code, and that he should submit a plat and survey. <br />Mrs. Kohler advised they are planning to build a home on Mound Trail, <br />bordering Chomonix. She wondered what procedure was necessary before going <br />ahead with plans. it was advised that she have a percolation test and if <br />that is fine then they can proceed with building plans. Since this is a <br />21 acre piece there should be no problem. <br />Since Surfside, Inc. and Mr. Roetman were not present as yet, there was <br />general discussion concerning Mr. Marier's park proposal. Mr. Kelling <br />advised that he goes along with Mr. Marier. This would tend to preserve <br />what we have rather than putting in blacktopped roads, traits, etc., which <br />eventually would destroy what we want to preserve. Mr. Marier said he would <br />like to be back to the Council with this proposal in about a month, and <br />would like any criticisms, additions or changes that anyone wants to offer. <br />He noted that his proposal was based on securing easements between property <br />owners and the village. <br />Mr. Wilson's land filling on Highway 49, next to Dick Olsen's, was again <br />discussed. Nothing has bran done concerning this and he is now hauling in <br />more brush and sticks. <br />Mr. McLean made note of the fact that we never see any land developed on <br />plans we have looked at, in particular along the expressways. These <br />obviously are speculations. They tie up land and hurry us and yet nothi'g <br />develops. Glenn Rehbein asked if they are taxed commercial, and if they <br />aren't they should be. He also asked if we could tie a time limit in with a <br />building permit. <br />Donald Lundgren requested variance for less than 21 acres and less than the <br />required 150 foot frontage. He said he was told he didn't need a survey, <br />just the legal description. Ordinance 21 -A says 150 foot frontage is <br />required and he is asking for 120 ft. After general discussion the <br />concensus was that if we set precedent, where do we stop. No minimum footage <br />is stated in depth. Mr. Lundgren stated, that since he is giving this <br />property to his son.in -law he will give him the extra 30 feet to comply <br />with the Ordinance. <br />Mr. Karth moved to recommend to the Council that they grant a variance at <br />this location for less than 21 acres, with a 150 foot frontage, with Mr. <br />Lundgren providing a revised legal description. Seconded by Mr. Kelling. <br />Carried unanimously.
