8 <br /> <br />Foundation Landscaping <br /> <br />Foundation Landscaping standards apply to building fronts and sides facing public or private <br />streets. Two (2) large trees and 6 large shrubs are required per 100 linear feet of building. <br />These plants should be within 30 feet of the building. <br /> <br />The applicable building faces for this project include the north, east, and south building faces. <br /> <br />Building Face Required: Provided <br />North (approximately 40 ft.) 1 large tree 1 medium tree <br /> 3 large shrubs 6 medium shrubs <br /> (eq. to 4 large shrubs) <br /> <br />East face/Front (approximately 135 ft.) 3 large trees 3 large trees <br /> (2 large, 2 medium) <br /> <br /> 8 large shrubs 9 medium shrubs <br /> (eq. to 6 large shrubs) <br /> <br />South (approximately 40 ft.) 1 large tree 1 large tree <br /> 3 large shrubs 13 medium shrubs <br /> (eq. to 8 large shrubs) <br /> <br />The foundation landscape requirements have not been met. <br /> <br />To meet requirements, switch the Ivory silk Japanese tree lilac to a larger species (large trees <br />have a mature height of at least 40 ft). Alternatively, another medium tree could be added close <br />to the tree lilac near the north building face. <br /> <br />Two (2) large shrubs must be added within 30 feet of the east building face. Alternatively, <br />existing shrubs could be swapped to a larger species (with a mature height of at least 6 ft.). <br /> <br />Boulevard Trees <br /> <br />Boulevard trees are not required for commercial developments. <br /> <br />Sod and Ground Cover Standards <br /> <br />All areas not otherwise improved in accordance with the approved site plans shall have a <br />minimum depth of 4 inches of topsoil and be sodded including boulevard areas. <br /> <br />Disturbed areas of the site not improved with landscaping will be sodded. <br /> <br />Signage <br /> <br />A separate sign permit application shall be submitted prior to signage installation. <br /> <br />
