7 <br /> <br />three (3) parking spaces and one (1) ADA parking space. Sheet C5.0 indicates 28 vacuum <br />spaces and two (2) ADA spaces. The plan shall be revised to provide adequate parking spaces. <br /> <br />Grading Plan and Stormwater Management <br /> <br />The existing NURP pond with infiltration area that was constructed with Otter Crossing 1st <br />Addition to the west of Lot 2 manages the stormwater from development immediately north <br />and south of the private street. Per the Stormwater Management Report prepared by Bowman <br />dated March 3, 2022 and the RCWD CAPROC dated April 13, 2022, the pond was sized to <br />provide water quality and rate control for this development. <br /> <br />Public Utilities <br /> <br />The new car wash will be municipally served by an 8” sanitary sewer main and an 8” <br />watermain located along the private street that extend from Otter Lake Road. The utilities will <br />extend along Lot 1 and Lot 2. <br /> <br />Tree Preservation and Mitigation Standards <br /> <br />The Environmental Coordinator and Environment Board reviewed the tree preservation and <br />landscaping requirements. The following comments are from the May 4, 2022 Environmental <br />Board staff report. <br /> <br />A tree survey will not be required for this site, because there are no trees over 6 inch DBH to <br />survey. Preservation and mitigation standards are met. <br /> <br />Open Areas Landscape Standards <br /> <br />Open area landscape standards call for 1 large tree and 3 large shrubs per 2000 sf. There is <br />6,082 square feet of open space that requires 3 large trees and 9 large shrubs. Provided on site <br />are 7 large trees and 6 large shrubs. Three (3) additional large shrubs are required to meet open <br />space requirements. <br /> <br />Buffer and Screen Standards <br /> <br />This project requires a 30 inch high planting screen on the north and south perimeters. Buffer <br />and screen standards have been met. <br /> <br />Canopy Cover <br /> <br />Canopy cover standards require a minimum of 40% canopy coverage. <br /> <br />Vehicular hardscape planned: 33,316 sq. ft. <br />Canopy cover requirement: 13,326 sq. ft. <br />Canopy cover provided: 16,200 sq. ft. <br /> <br />Canopy cover requirements have been met. <br />
