5 <br /> <br />Per Sheet C1-2, the existing private well will be removed and capped. <br /> <br />Tree Preservation and Mitigation Plan <br /> <br />The Environmental Coordinator and Environment Board reviewed the tree preservation and <br />landscaping requirements. The following comments are from the May 4, 2022 Environmental <br />Board staff report. <br /> <br />The 11 trees planned for removal are in non-environmentally sensitive portions of the basic use <br />area and will not require mitigation trees to be planted. The ash tree located southwest of the <br />accessible parking spaces should be added to the removal list. <br /> <br />With the addition of the tree protection fence detail, the preservation and mitigation standards <br />will be met. <br /> <br />Open Areas Landscape Standards <br /> <br />Open area landscape standards require 1 large tree and 3 large shrubs per 2,000 sf. There are <br />7,894 square feet of open space that require 4 large trees and 12 large shrubs. Provided on site <br />are 8 large trees and 12 medium shrubs. Four (4) additional large shrubs are required to meet <br />open space requirements. <br /> <br />Buffer and Screen Standards <br /> <br />A buffer and/or screen would have been required if the portion of the parking lot west of the <br />building were part of the new construction. As the parking lot is pre-existing, a buffer and <br />screen will not be required. <br /> <br />Buffers and screens requirements have been met. <br /> <br />Canopy Cover <br /> <br />Canopy cover standards require a minimum of 40% canopy coverage. <br /> <br />Vehicular hardscape planned: 9,147 sq. ft. <br />Canopy cover requirement: 3,659 sq. ft. <br />Canopy cover provided: 6,325 sq. ft. <br /> <br />Canopy cover requirements have been met. <br /> <br />Foundation Landscaping <br /> <br />Foundation Landscaping standards apply to building fronts and sides facing public or private <br />streets. Two (2) large trees and 6 large shrubs are required per 100 linear feet of building. <br />These plants should be within 30 feet of the building. <br />
