8 <br /> <br />Shoreland District <br /> <br />The parcel is not located within the Shoreland District. <br /> <br />Floodplain <br /> <br />There are no floodplains located on site. <br /> <br />Anoka County Highway Department <br /> <br />Anoka County Highway Department reviewed the plans and have no comments. <br /> <br />Public Safety Comments <br /> <br />The Fire Division requires a fire hydrant near the fire department connector on the building. <br /> <br />The Police Division provided comments in 2019 regarding security cameras, access and <br />exterior lighting. These comments have been addressed and no additional revisions are <br />required. <br /> <br />Environmental Board <br /> <br />The Environmental Board reviewed the project on May 4, 2022. Their recommendations are <br />summarized in the attached Environmental Memo dated May 4, 2022. <br /> <br />Agreements <br /> <br />Storm Water Maintenance Agreement <br /> <br />The stormwater pond will be privately maintained and a Stormwater Maintenance Declaration <br />will be required. A joint Storm Water Maintenance Agreement is required between the <br />adjacent property owners because the stormwater pond is located on both parcels. <br /> <br />Site Improvement Performance Agreement <br /> <br />A Site Improvement Performance Agreement is required. <br /> <br />Planning and Zoning Board <br /> <br />The Planning & Zoning Board held a public hearing on May 11, 2022. There were no public <br />comments. The Board recommended approval with a 6-0 vote with conditions detailed in <br />Resolution No. 22-58. <br /> <br />Findings of Fact <br /> <br />Council Resolution No. 22-58 details the Conditional Use Permit Findings of Fact. <br /> <br />
