1 <br />1 <br />1 <br />DESIGN REVIEW BOARD <br />May 9, 1990 <br />walkouts. <br />Dan Boxrud stated that there will be time to observe the clay <br />barrier and determine if it is working as expected. <br />Steve Johnstone stated that he has been working with <br />consultants, and has gone through a considerable amount of <br />analysis to this site, and that all lots would be suitable <br />for split entries. <br />MOTION: Mr. King moved to recommend to the city council <br />approval of Application #90 -25, Preliminary Plat for <br />Brandywood Estates subject to the following: <br />1. That a variance is granted for the double frontage <br />lots. <br />2. That a 50 foot wide utility easement be dedicated <br />between Lots 11 and 12, Block 1. <br />3. If variances are not granted for lot frontages in <br />Block 1, one lot should be eliminated thereby <br />easily accommodating the 50 foot easement. <br />5. The plat meet park board approval. <br />6. Agency approvals must be obtained, including Army <br />Corps of Engineers, Rice Creek Watershed District, <br />and Anoka County Highway Department. <br />7. Allowing 70 lots instead of the originally proposed <br />73 lots. <br />Monika Slatten seconded the motion and the motion was <br />approved unanimously. <br />VARIANCE <br />MOTION: John Bergeson moved to recommend to the city council <br />approval of Application #90 -29 for a variance for Brandywood <br />Estates to allow for double frontage lots and for the lot <br />width on Lot 2, Block 1 to be 105 feet. Al Robinson seconded <br />the motion and the motion was approved. <br />CONSIDERATION OF A SITE AND BUILDING PLAT, #90 -21 AND <br />CONDITIONAL USE PERMIT, #90 -22, FOR BRIAN AND LAURIE <br />SODERMAN, FOR ROCK GARDENS NURSERY. <br />Brian Soderman stated that he purchased the Rolland Ford <br />property at 6074 Hodgson Road. He wishes to start a lawn and <br />landscape business. He will be selling landscape timbers, <br />decorative rock, boulders, garden and lawn seed. <br />He plans on installing a permanent wood sign and only using a <br />Page 5 <br />
