1 <br />1 <br />1 <br />DESIGN REVIEW BOARD <br />March 13, 1991 <br />Chairperson Fred Chase called the regular meeting of the design <br />review board to order at 7:03 p.m. at the Lino Lakes City Hall. <br />Members present were: John Bergeson, Fred Chase and Robert King. <br />Members absent were: Monika Slatten and Al Robinson. <br />CONSIDERATION OF MINUTES Mr. King moved to recommend approval of <br />the February DRB minutes. Bergeson seconded the motion and the <br />motion was approved unanimously. <br />Mr. Bergeson moved to recommend the minutes for the special meeting <br />called to order on February 20, 1991. Mr. King seconded the motion <br />and the motion was approved unanimously. <br />CONSIDERATION OF A MINOR SUBDIVISION AND VARIANCE FOR PREFERRED <br />BUILDERS /JACK MENKVELD FOR THE CREATION OF TWO LOTS. APPLICATIONS <br />#91 -03 AND #91 -04. <br />Jack Menkveld approached the board. He stated that he wishes to <br />subdivide a lot along 2nd Avenue. He wishes to create two single - <br />family lots and plans on building homes on the sites. Several lot <br />splits have been approved in this area. <br />A variance is required for a 75 foot frontage instead of the <br />required 80' frontage. <br />MOTION: Robert King moved to recommend approval to the city <br />council a minor subdivision as submitted by Preferred Builders and <br />described in DRB Application #91 -03. Approval is contingent upon <br />payment of an $800.00 park fee. <br />MOTION: Robert King moved to recommend to the city council <br />approval of a variance permitting the creation of two lots each <br />having 75 feet of road frontage (A positive finding of fact was <br />completed) as described in DRB Application #91 -05. <br />REVIEW OF A SITE AND BUILDING PLAN FOR THE CENTENNIAL SCHOOL <br />DISTRICT #12 FOR THE PROPOSED NEW ELEMENTARY SCHOOL OFF BIRCH <br />STREET. APPLICATION #91 -04 AND VARIANCE FOR DRIVEWAY WIDTH, <br />APPLICATION #91 -08. <br />The Centennial School District has purchased land adjacent to Birch <br />Street and West Shadow Lake Drive for the construction of an <br />elementary school. The design review board in a previous action <br />approved a minor subdivision to permit the school to assemble the <br />55 acre parcel. <br />John McClellan, Superintendent of Schools approached the board. He <br />
